RECOGNITION THE PRINCIPLES OF REGENERATION AND PRESERVATION THE VALUES OF HISTORICAL AREA WITH EMPHASIS FOR THEORIES AND INTERNATIONAL DOCUMENTS

City is a Symbol of civic- human that is located at the point of the human environment and based on factors and events in the country, is changed in conditions of dynamic balance and over time Therefore it can be said that recognition of urban fabric-either historical or non-historical-can not be see without recognition context of land. Historical area is valuable and special significance Because of it is a product of interaction between numerous factors. But nowadays The fabrics have been endangered because of issues such as the lack of continuity, change in social structure and etc. Urban regeneration solve urban problems as a comprehensive and integration approach and restore social and economic life in historical area.So this paper tries to determine the principles of regeneration and preservation of the values of the historical area with content and deductive analysis method and using library study and International documents. In this survey, first concepts of historical area and its values and then for achieving the desired target some samples of theories and international documents were studied. Finally, with survey of theories and international documents were expressed the principles of regeneration and preservation of the values of the historical area.
